FAQs

1.) Do I have to register?

YES. In order for anyone to participate in our CASH BACK program, it is required to register your information and sign an Exclusive Buyer Brokerage Agreement with us before we can issue out a 1.5% CASH BACK certificate. As a result, you become a client of New Homes Atlanta Online, Inc., and we ultimately represent you, the Buyer, in the Real Estate transaction.

2.) What if I have a house to Sell?

You can still participate in our program as long as you have not signed a Buyer Brokerage Agreement with your Lisitng Agent. If you need a Listing Agent to Sell your Home, we can help: Click here to read more about how we can assist you in Selling your Home!

3.) What is a an Exclusive Buyer Brokerage Agreement?

An Exclusive Buyer Brokerage Agreement is simply an agreement in which the Buyer hires a Broker to act as Buyer's exclusive real estate broker to assist the Buyer in locating and negotiating the purchase of real property. Click here to read the full Buyer Brokerage Agreement...

4.) Do I have to sign one?

YES. Georgia law prohibits a Broker from representing a Buyer as a client without first entering into a written agreement with that Buyer. Failure to sign an Agreement will exclude you from being able to participate in our 1.5% CASH BACK program.

5.) What if I am actively using a Realtor right now. Can I use my current Realtor and still receive the 1.5% CASH BACK certificate?

NO, unfortunately not. It is an unethical business practice for New Homes Atlanta Online, Inc. to engage in an Exclusive Buyer Brokerage Agreement with a Buyer IF the Buyer has already entered into an Exclusive Buyer Brokerage Agreement with any Broker, or has terminated any previous Buyer Brokerage Agreement.

6.) Does New Homes Atlanta Online, Inc. come with me to the New Home Communities?

Typically we do not, unless you absolutely need our assistance in visiting a Community, then a New Homes Atlanta Online, Inc. Agent will be happy to help you. In this case, if you do need our assistance in visiting the Communities, then you will then be eligible for 1% CASH BACK instead of the 1.5% CASH BACK. It will be our duty however to Register you as a Client of New Homes Atlanta Online, Inc. at the respective communities you wish to visit.

(If you do not inform us of a community you are visiting, and we are unable to register you, then we will not be able to save you 1.5% on your new home! Therefore, please remember to put us - New Homes Atlanta Online, Inc. - as your Agent if you do Register with any Builder Community or Builder website)

7.) Does New Homes Atlanta Online, Inc. attend my Contract signing?

YES we do, and that is why it is very important to let us know when you intend to write the Contract.

8.) Does New Homes Atlanta Online, Inc. attend my closing?

YES, absolutely. New Homes Atlanta Online, Inc. will definitely have a representative at the closing for you. It's our personal commitment to ensure that you are represented at the Closing table.

9.) How much CASH will I get back?

Based on a 3% commission to New Homes Atlanta Online, Inc., and depending on the purchase price of your home, you will receive the following:
Example 1: Purchase Price = $250,000 --- Cash Back = $3,750
Example 2: Purchase Price = $500,000
--- Cash Back = $7,500
Example 3: Purchase Price = $750,000
--- Cash Back = $11,250

10.) How do I save with this program?

The process is very simple; You save money by simply agreeing and complying to use our FREE cash rebate service to search for your desired new home! You will promptly receive your CASH BACK within three weeks after you close on your new home. Please read the Terms & Conditions for complete details...

11.) When will I receive my money?

Your CASH BACK will be mailed to your new home address in the form of a check no later than 21 days after your closing. (This excludes closing in Escrow, at which point your check will be mailed after Final Closing)

12.) Can New Homes Atlanta Online, Inc. help me to obtain a loan?

YES. We have several fantastic Lenders we can recommend to help you with your loan. However, in most cases when buying New Construction homes, Builders usually have some handsome incentives if you use their preferred Lender.
